Buying a Property in Spain

Buying a property in Baza, Spain, is not very different from buying a property in the United Kingdom. Providing you follow a few basic rules you should not have problems. The horror stories which have had wide publicity are unfortunately true in many cases, but could have been avoided in most instances. In Granada province and the Baza area in particular, there have been very few problems and strict controls are maintained on new building and the rebuilding of older properties. This has had the affect of actually making planning applications easier and more straightforward.

Handing over the keys

Always use a lawyer for any legal transaction. You would not buy without a lawyer in your own country so do not be talked into doing so here. When purchasing a property in Baza or any area of Spain you will be asked for a deposit of at least ten percent and quite possibly a lot more. This is quite normal. However, do NOT under any circumstances pay money in any form to an agent, builder or developer. At Baza Properties Spain we recommend that you pay your deposit to your lawyer, and that the deposit is paid only when your lawyer has checked that all the relevant papers are legal, and you will have full title to your property. Baza Properties Spain can recommend a lawyer to act on YOUR behalf if you do not have one. If you have to return to your home without completing on your purchase, do not worry. The lawyer can arrange for a power of attorney to complete on your behalf, but you must ensure that he/she keeps you informed at all times before money is paid to anybody.
